What is SDA?
Specialist Disability Accommodation (SDA) refers to accommodation for people with a disability who require specialised housing solutions to cater to their support needs.
Within the National Disability Insurance Scheme, SDA is made available to certain participants whose needs require this specialised accommodation.
As a part of the NDIS, the Australian Federal Government has committed to a long term legislative framework in which the SDA is firmly embedded. Within this framework, a sustainable pricing scheme is in place to stimulate growth in the market for any investor who chooses to participate over the next 20 years.
Why invest in SDA?
Specialist Disability Accommodation not just provides returns on for your investment but is a rapidly growing sector within the NDIS scheme. Not only is SDA providing the opportunity to enrich the lives of others, it is a sound investment for decades to come.
On 30 June 2019, some 13,309 participants (4.5 per cent of all NDIS participants) had SDA supports in their plans, with the total number of SDA participants increasing by 7.7 per cent in the previous quarter and 50.3 per cent in the previous year.
It is important to note that there is no cap on the number of SDA participants and all participants that meet the requirements will receive SDA funding.
Home Design Requirements & Types
To be included as a part of the SDA scheme, the NDIS has a number of design requirements that must be met in the construction of each home. The Building Code of Australia (BCA) classifications are used to establish these requirements and break this down into 4 important categories. These 4 categories listed below are vital to the wellbeing of NDIS/SDA participants and form an integral component of ASDA Provider Group’s designs. You will find that the homes are built to cover all categories under the one roof – one home to fit all.
Improved liveability
Designed to improve ‘liveability’ by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.
Fully accessible
Designed to incorporate a high level of physical access provision for people with significant physical impairment.
Robust
Designed to incorporate a high level of physical access provision and to be very resilient, reducing the likelihood of reactive maintenance and reducing the risk to the participant and the community.
High Physical Support
Designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.
Going above and beyond
While all SDA houses must meet the requirements of the BCA, many that are commissioned as part of the scheme are built with basic, ‘cookie cutter’ designs that simply will not be desirable long term. As well as essentials such as additional living spaces and wider hallways, these houses often lack the charm, character and warmth required to turn a house into a home. At ASDA we ensure that all home designs extend beyond just the bare minimum required to turn these functional spaces into homes everyone wants to live in – now and into the future.
At ASDA Provider Group we only assist people to move into homes which are built with a higher standard of materials because standard building practices and materials allow toxins to leak into the home. ASDA Provider Group works with only registered SDA builders that build to the SDA guidelines set out by NDIS. Most homes are build from Improved Living through to High Physical level and catered to suit the participants needs.
